We have a reputation on giving our Seller’s the highest quality service. We work closely with our Seller’s to develop a marketing strategy that is right for you.
Market Analysis
A “market analysis” will give you a good estimate of the value of your home. We look at home sales in your neighborhood and specifically homes that are similar in features, size, etc. to come up with the best price to market your home at. This analysis will give us a range in which your house should sell depending on your objectives.
Helping you get your house ready for the market
We will advise you on any steps that we think are necessary to get your house ready for the market. Often decluttering, some small repairs or a little fresh paint will go a long way in making your house more appealing to buyer’s. We also may offer some staging tips. We will let you know anything we think you can do to show your home and make it as attractive as possible to buyers.
Photographs
We use professional photographers to capture and showcase the best features of your home. We always post our photographs along with an interactive floorpan so that buyer’s can do a virtual walk-thru before they actually come to your property.
Marketing
After we have settled on a listing price, readied the property and had professional pictures taken it is time to start the marketing process. We enter your home into a multiple listing service (MLS) which will include all of the important criteria and features about your home such as square footage, lot size, number of bedrooms and bathrooms, etc. From there it will proliferate out to various sites such as Zillow, Realtor.com and Trulia. This is the most efficient way to advertise your property as it will get out to thousands of buyer’s. If allowed, we will post a sign on your property to advertise to anyone walking or driving by. We run open houses first to introduce the listing to Brokers and then open houses for the public.
Offers
Once our marketing efforts have resulted in an offer we will help you evaluate it and if there are more than one, as is often the case, we will go through each one with you to help you pick the one that is best for you. We can handle all of the paper work and deposit money on your behalf.
